Private lending is a specific type of asset-based loan financing through which a borrower receives funds secured by the value of a parcel of real estate. Private lending is typically issued by private investors or companies. Interest rates are typically higher than conventional commercial or residential property loans because of the higher risk taken by the lender. Often, private lending is used for projects lasting from a few months to a few years.

Private Lending allows a real estate investor to finance acquisition and renovation costs, which helps reduces out of pocket expense significantly. Private lending also closes quickly and has less qualification requirements than conventional loans. These factors allow builders to compete for deals, retain needed capital, while seeking to maximize return on existing projects.

Yes, accredited investors are “natural persons” rather than institutions and have a net worth exceeding $1 million (excluding primary residence), or annual income topping $200,000 income individually/$300,000 jointly of the last two years. Registered financial professionals with a Series 7, 82, or 65 are welcome as well.

$50,000 is the minimum for the Lukrom iFund

MINIMUM INVESTMENT BY CLASS 

Class A $50,000, Class B $500,000, Class C $1,000,000

There are NO lock out periods in the fund.  However, the fund incurs costs when onboarding investors.  To be sure the fund can recoup those costs, we have a tiered down early withdrawal fee. 

Early withdrawal fee (percentage of the requested withdrawal amount):

•15% for months 0 to12
•10% for months 12+ to 24
•5% for months 24+ to 36

Yes, Lukrom’s Principles and Advisory Board are personally invested in the fund in a First Loss Protection.  Although we don’t foresee any losses, if there fund were to incur any loses, the First Loss Protection funds would be fully depleted before any investor funds would be at risk.
